As you dream of building a new home, one of the first decisions to make is whether to hire a production builder or a custom home builder. There are pros and cons for both types and doing your homework on both choices is very important.

If you are unaware of the difference between these two types of builders, let us give you a quick explanation.

A production builder According to the National Association of Home Builders (NAHB,) most production builders will:

  • Offer home and land/lot as a package.

  • Offer a range of home plans to choose from.

  • Allow buyers to select multiple fixture styles/designs or package levels.

  • Build homes in all price ranges to accommodate first-time, move-up, and luxury buyers.

  • Offer homes within a subdivision or shared community with other builders and amenities.

  • Possibly offer their home designs on individual urban/city lots.

A custom home builder engages in the process of building a truly custom home that is not pre-defined by plans or fixture choices. Custom builders will offer:

  • A home built on your own land or lot that you acquire or that they may own and offer for sale.

  • The options of bringing your own home plans or they can suggest an architect. They may also offer full in-house architect and build services to streamline the process.

  • You are involved in each step of the decision-making process.

  • Depending upon your budget, you can pick from nearly any product available for your custom-built home.
